Energy Efficient Homes can mean better mortgages and possible tax credits 
Homes on the market that are eligible for energy efficient mortgages can mean more buying power for you on your next home. A home is deemed "Energy Efficient" if it has a four-star or higher home energy rating. The ratings are sponsored by Energy Rated Homes of Colorado and can be done by About Saving Heat Co. If a home is energy efficient, it assumes less money is needed to heat it and cool it. This cut in costs can then be applied to mortgage payments and, in effect, can increase the amount you, as a homebuyer, have at your disposal to spend on your monthly mortgage payments. 

If the house isn't four-star rated energy efficient, it may also qualify for an energy improvement mortgage, which will also qualify you for the extra buying power. You can use the extra money to make your home energy efficient and finance the improvements over the life of your mortgage. 

If you're selling your home and it is rated energy efficient, through this energy efficient mortgage, you can open up the buyers' pool by making more potential buyers eligible to buy your home. Your energy efficient rating now allows more people to be able to afford your home, and the more interested parties there are, the quicker it will sell at a higher price! 

In the past, and hopefully again in the future, tax credits have been offered to homeowners who make energy efficient investments to their homes. Contact your congressman and let him or her know that you support these tax credits!
